Very charming stone and wooden cottage surrounded by forest and vineyards, touching the Kozjanski Park in a small village called Sromlje, 15 mn from 2 small towns (Krsko and Brezice) with all shops and amenities, but also:
• 45 mn drive from Zagreb airport,
• 90 mn from Ljubljana,
• 1h40 to Ljubljana airport,
• 2h to Velika Planina,
• 2h30 from the Slovene coast (Koper, Piran, Portoroz),
• 3h hours to a ski resort/Julian Alps (Vogel, by Bohinj lake),
• 4 to 5h drive from the Croatian Island Krk.
• 5h to Belgrade, Serbia
Three thermal spas within 30mn. Several castles to visit. Brezice is a small town with all amenities which has developed greatly in the last 10 years, especially in tourism.
This house is the ideal place for 1 or 2 handy owners (to use as a holiday home or as a peaceful base for working online from home, for a writer, freelancer, etc.), some finishing works need to be done inside.
The floor insulation in the kitchen and the dining room is new, clay bricks floor with varnish protection was laid down in during Spring 2020, facade has been renovated during Spring 2020, new wooden shutters and kitchen wooden door. Roof has been completely renovated (tiles + insulation + structure) in December 2019. Some seasoned firewood is ready to use (some needs chain sawing). This place is very connected to Nature thanks to walking pathways in the forest starting in the backyard. If you are fond of nature, then this house is a perfect symbiosis. The vegetation in the garden needs further landscaping is wished, but deer, hedgehogs, squirrels, woodpeckers, tawny owls, and many other birds, protected grass-snakes and ammodyte vipers, are regularly to be seen around the house. There is also enough space to build a garden shed and vegetable patches. The land compounds also 4 mature walnut trees, 1 apple tree, 1 fig tree, 1 plum tree, 1 sour cherry tree (višnja). Altogether the land area is about 1500 m2, and about half of it comprises a forest on an incline. The house can easily be connected to the telephone/internet (you just need to choose your provider). There is an existing domestic electrical/water installation, a biological septic tank was installed in 2015, there is a central heating on wood with 2 radiators on the ground floor, 1 on the upper floor (installed in 2012). One small stove heats up the upper floor. There is a sleeping loft under the roof. Altogether the house is built on 3 levels and with an open layout bringing a lot of light. The house is ready to live in, with beds and shelfs, desk, tables, fridge and washing machine, 1 x WC, 1 shower, 1 bath and wood heating. For more photos, just ask.
Population density is this village is very little with only 52 inhabitants/km2. Corona virus contamination rate is very low with with a 39% decrease in May 2021 (https://covid-19.sledilnik.org/en/stats).
This house has a big potential, ideal if you work remotely and wants to use this little piece of paradise as your office. Major documentation and building permit are all in order and issued properly and legally. Annual house tax (25€/year as permanent resident) and notary/land registry fees upon purchase are still fairly low in Slovenia. Water/Rubbish collection/Electricity costs: cca. 50€/month.
Many people can speak English. You can learn the language by following a proper free Slovene language course upon arrival by registering at the Community if you are coming from one of the EU state members.
